- Give tenants a call the week before they are to arrive at your property. This gives them a chance to ask any last-minute questions as well as allow you to confirm their arrival time and procedures.
- It may also be a good idea to have the renters call you (or whomever handles your check-ins) a half hour before they arrive at the property. This gives you a chance to be there in time to welcome them and prevents either of you from waiting around all day.
- Your property should be absolutely spotless when renters arrive. Nobody wants to spend a vacation in a dirty home.
- Buy some magnetic letters at a toy or craft store and leave a welcoming message on the refrigerator for guests. They may even leave you a message in return when they leave!
- Contact other vacation homeowners in your area and agree to refer clients to each other when the dates they request are already booked, or you don't have an amenity they desire. You won't have to leave inquirers out in the cold, and you won't lose business either since you'll receive the other homeowners' unbooked clients.
- Don't bring up departure times when guests check in. Instead, call later in the week to confirm their plans for leaving. If they intend to leave early, you can let your next guests know at this time.
