This superb executive villa is situated in the conservation woodland of the exclusive Sandy Ridge development off CR 532 just south of Kissimmee, Orlando and just 10 minutes from the Disney attractions. The villa is fully air conditioned and equipped with everything you could wish for to make your family holiday one to remember.
LIVING ROOM
The spacious living room has a vaulted ceiling with ceiling fan, 25' television with digital satellite cable and DVD player and access to the pool area via sliding patio door.
KITCHEN / DINING AREA
There is a lovely dining area with additional seating in the fully equipped open plan kitchen that can accommodate 10.
Appliances included but not limited to full size stove with oven, dishwasher, microwave, refridgerator with freezer and ice maker, toaster, coffee maker, garbage disposal unit and much more. There is a fully enclosed washing machine and dryer in this area.

POOL AREA
Outside there is a covered lanai with a ceiling fan which is ideal for outdoor dining. This leads onto the deck area and superb fully screened pool which can be heated at additional cost if desired (recommended between Nov. and Mar.). Our pool area is private where a table, chairs and sun loungers are provided and this backs onto conservation woodland. All doors to the pool area are fitted with child alarms.

A single car garage is available for vehicle parking

SANDYRIDGE is a private ideal community situated on conservation woodlands with professional landscaped gardens.
LOCATED: just off I4 and Ronald Regan Parkway. A 3 minute drive from Junction 58 of the I-4 which runs through the centre of Orlando. Easy access to I-4 gives you fast access to the parks, attractions, shopping malls and restaurants in the area.
ATTRACTIONS: Drive a short 7 miles, or 10-15minutes to Disney World, Animal Kingdom, Wide World of Sports, Sea World, Discovery Cove to swim with dolphins, Epcot, Universal Orlando and many water parks.
Other attractions in the general Orlando area can be easily accessed via the I-4 or Highway 192 (also only 10 minutes) and include Air Boat Rentals/rides, Central Florida Zoo, Gatorland, Green Meadows Petting Farm, Holy land Experience, Horse Riding, Hot Air Ballooning and more! Busch Gardens is another popular entertainment park, and Kennedy Space Centre, are both less than an hour away.
GOLF: Champion's Gate Plaza is 3 minutes away by car and has a shopping area with a
supermarket, pharmacy, fast food outlets, gas station, banking facilities and other shops/restaurants.
The Omni Resort has fine dining restaurants, 3 fabulous championship golf courses designed by Greg Norman, and the David Leadbetter Golf Academy®. The Reunion resort is 5 minutes away with its 3 championship courses for you to enjoy.
BEACHES: Cocoa Beach is only around 65 miles away and all are easy reached via the I-4.

*3-7 night minimum stay required depending on season.
When reserving a home 30 days or less from the check-in date, there is a 3 night minimum for all dates and seasons.
Please add 12% tax to all rates. - All stays less than 6 nights will have a $90 cleaning fee.
Note: Until confirmed, rates are subject to change without notice.
Taxes:
Florida State Rental Tax is 12%.
This rate is added to the total rental rate.
Cleaning Fees:
An $90.00 cleaning fee is added to all stays that are 5 night or less, for stays 6 nights and longer the fee is waived.
Terms and Conditions
RESERVATION DEPOSIT
$200.00 non-refundable deposit is required on all reservations. This deposit will be applied to your balance.
Deposit is due within 14 days of making reservation.
A higher deposit may be required for stays exceeding 2 weeks.
CANCELLATIONS
Initial $200 deposit is non-refundable.
Cancellations more than 35 days prior to reservation date are 100% refundable less deposit. No refunds can be given less than 35 days prior to stay. This includes all reservations made within 35 days prior to check-in.
Check-in is 4 P.M. EST day-of-arrival
Check-out is 10 A.M. EST day-of-departure.
