The Country House is placed in the Centre of a D.O.C. wine producing Farm and hunting forbidden Estate situated in the quite and panoramic Tiber Valley, which operative hearth is the FATTORIA SPINOLA, the owner's home.

The Estate is about 130 hectares wide, but only 100 are cultivated (wheat, sugar beet, tobacco and 12 hectars of vineyards). The grapes produced are brought to a Wine Producer Association where a very nice typical white wine (Grechetto) and a red Doc wine (Sangiovese), are made and sold in the Farmhouse.

On Summertime a huge vegetable garden near the Farm is made for the owners and it is at client's disposal for free: all sort of vegetables, aromatic herbs (basil, parsley etc.) are cultivated without the use of chemical products..only sun, water and love!
The FATTORIA SPINOLA was a nun's Convent in late Middle-Age, transformed during the centuries into a farmhouse and acheived with 3000 hectares, villas and houses, by the last of Spinola Family's Cardinal in 1850. The surroundings of the property are formed by the Tiber River and by woods of very ancient oaks and many other typical trees and plants, where the wild animal can shelter. It is not unusual to see pheasants, hares, porcupines, quails, foxes, owls and many other local animals living undisturbed in the Estate: they are protected and respected!

The Country house and its dependence which forms the Agriturismo "I Mori Gelsi" are placed in the heart of cultivated fields, close to an hill of vineyards. It is surrounded by a fully fenced private garden with swimmng pool (5x10), fruit trees, aromatic herbs and flowers. The country house has been vertically divided into two big Apartments, while the dependence is formed by one little independent unit. Furthermore, each apartment has a private wooden lighted gazebo in the garden to enjoy outdoor lunches and dinners. At their arrival the guests will find on the kitchen table a "welcome basket" with the necessary for their breakfast (tea, coffee, milk, biscuits, sugar, marmalade, honey), two bottles of the Farm wine, an home made salami and fresh eggs.

APARTMENT BRUFA (x6/8): ground floor with a large living/dining room, fully equipped kitchen with also dish-washer and washing machine, 1 bedroom with 2 single beds, 1 bathroom with shower; first floor has a large living room with TV and fireplace + a double sofa bed, 1 double bedroom with baby cot, 1 bedroom with 2 single beds, 1 bathroom with bathtube and shower settings.

COTTAGE NIDO (x2): a large and sunny living/dining room with TV, a fully equipped kitchen, 1 large double bedroom, 1 spacious bathroom with shower. SUITABLE FOR DISABLED.


UMBRIA REGION

Torgiano
is an ancient little town situated not far from Perugia; it lies on the hills overlooking the valley where the River Chiascio joins the River Tevere.

A very ancient settlement, it was an important fortress destined to control, in the medieval period, one of the most important bridges on the Tevere (Pontenuovo), the tower of which was pulled down during the Second World War.
The town, which retains a typical medieval appearance, preserves remains of the ancient walls and an imponent tower, become with the passing of time, the symbol of the town.

The communal territory is made of low hills where, since the ancient times, vines and olives have been grown.
Nowadays a great deal of vineyards, extending as far as the eye can see, is specialized and of the highest quality, producing famous wines appreciated all over the world.

DERUTA - Deruta is one of Italy's most important centers for ceramics. The Museo Regionale della Ceramica di Deruta (Largo San Francesco, tel 075/9711143) is located in an old convent and is open every day from April to September from 10.30am to 18.30pm excluding lunch.

LAKE TRASIMENO - Pick up a map and walking or cycle itinerary of the lake at the tourism office at piazza Mazzini, 10, Castiglione del Lago for Città della Pieve, Magione, Paciano, Panicale, Passignano sul Trasimeno, Piegaro and Tuoro. Also look out for the Fishing Museum at San Feliciano di Magione open March to September.tel 075/8479261.

Italian food and the umbrian wine

In the area of handicraft and particularly of Italian food, Umbria produces Italian wines of excellent quality non only thanks to a natural predisposition of its lands but also thanks to the handicraft it has in the cultivation of vineyards and wine harvest acquired along the times by its producers. Rental Policies and Forms of Payment
Payment terms: 50% deposit must be paid on booking (excluding eventual extras), the balance + eventual extras at arrival date; failure to comply with these terms may result in cancellation of booking and loss of deposit.

Payment method: we accept personal cheques, bank drafts and money orders, but we are unable to handle credit cards; complete payment instructions are provided upon booking confirmation.

Cancellation policy: in case a booking is cancelled less than 20 days prior to arrival date, no refund will be possible; if notice is 20 days or more and rental reservation deposit has been regularly paid for, 20% of deposit will be refunded.

Security deposits: a cash deposit of Euro 150 for loss & damages will be charged on arrival and refunded on departure after deduction of breakages, losses and other incidential charges.

On arrival date: check-in time is between 16:00 and 19:00: please plan your trip in order to be sure you will arrive in time (should you arrive earlier, please be patient while the apartment is being prepared and cleaned up for you). In case of late arrival, please advise in time at phone no. (+39)-075-982815 or the other owners telephone numbers given to you on confirmation e-mail.

On departure date: check-out time is within 10:00; please leave the apartment clean and in good order.
