VACATION RENTAL POLICIES FOR GUESTS (RVSD 1/06)
Check-In
Check-in time is after 3:00 p.m. Bring your Check-In Instructions & Final Confirmation. Keys are located at your Vacation Rental. PNL's Office Hours: 8am-4pm Mon-Fri. We are Closed Holidays.
Check-Out/Cleaning
Check-out time is 11:00 a.m. Wash the dishes, remove the trash, & launder linens daily. Housekeeping will take care of any remaining items from your last day only.
Late Check-Out
Late check-outs must be authorized in advance. If available, there is a half-day rate charged. Unauthorized late check-outs will be charged for one extra full day. Please note that the check-out time you request on your Guest Agreement Form does not confirm a late check-out.
Long-Distance Phone Calls
While local calls are free, a credit card or phone card must be used for all toll calls. Any unpaid telephone fees you incur will result in a $25 fee in addition to the charges.
If You Get Locked Out
If you get locked out of your Rental, a spare key may be borrowed from our office during business hours. If assistance is required after business hours, there will be a $25 charge payable at the time of the assistance directly to the agent who assists. Leave a key in your lockbox each time you exit.
Compliance to Rules/Policies
All Guests must be in compliance with all Complex & Subdivision Rules, in addition to the Policies stated herein. Violation will result in an immediate eviction without refund.
Damage/Security Deposit
Vacation Rentals require a credit card for Damage/Security Deposit. In addition, Homes and Monthly Rentals require a Damage/Security Deposit to be paid in the form of a check or money order. Deposit is refundable within 14 days of your departure.
Damage
Please report any damage to us immediately. Prompt action may allow us to lessen the damage (especially spills on carpet or furniture). Excessive wear, tears, stains, burns, missing/broken items, lost keys, extra cleaning, smoke odor, etc., will be charged to your credit card and/or your Damage/Security Deposit.
Maintenance
Please report any equipment failure to us immediately. We reserve the right to enter your Vacation Rental during your stay for repairs with 48 hours notice, and without notice in an emergency.
Construction
Construction at areas surrounding your Vacation Rental is out of our control. We do not offer refunds, relocations or discounts for construction. If there is excessive noise beyond normal working hours, we will attempt to contact the construction site manager regarding working hours.
Bugs
Routine insect spraying is part of life in the tropics. If treatment is scheduled during your stay, a notice will be posted in advance. Remove garbage daily, and store all food in containers.

Emergencies
If you have a safety or medical emergency, please dial 9-1-1. For any emergencies concerning your reservation or Vacation Rental, please call us at 808.329.7977. An additional contact number will be provided for after-hour assistance.
Reservations, Changes and Cancellations
All Reservations require a NON-REFUNDABLE $200 deposit by credit card. Full payment is due 60 days prior to your arrival date. Reservations cancelled within 60 days of your arrival date are NON-REFUNDABLE. Changes made after a reservation is confirmed are subject to a $25 fee.
Trip Insurance
You may purchase cancellation/trip interruption insurance from CSA Lodging Protection Plan at 1.800.348.9505 for a small fee. As we DO NOT offer refunds, we recommend this insurance. Be sure to say that Property Network referred you to get our low rate.
Rates & Discounts
Discounts of 5% apply when staying 14 nights or more. Discounts of 20% apply when staying 28 nights or more. Current rates and discounts are listed on-line at www.hawaii-kona.com. Return Guests may be eligible for an additional 5% discount. Restricted dates may apply.
Cleaning Fees
Cleaning fees will be charged for all stays of 5 nights or less, and for Monthly Rentals, and during the Ironman Triathlon.
Occupancy Limit
Each Vacation Rental has an occupancy limit. Please provide the total number of occupants when making your reservation to ensure enough supplies are available. Unauthorized extra guests may result in termination of your stay without refund.
Taxes
All required taxes are added to all rates, fees, and charges, and are subject to change without notice. The current Hawaii State tax rate for Vacation Rentals is 11.417%.
Items Left Behind
Property Network is not responsible for any items left behind. A $15 service charge plus postage fees will be charged for items picked up and mailed back to you.
Pets and Smoking
None of our Vacation Rentals allow pets OR smoking. Please smoke outside to avoid damages and extra cleaning charges.
Cars
We offer discounted Car Rental Rates. Please call us or visit our website for current rates.
Disclosures & Miscellaneous
For crime prevention, be sure that all doors and windows are locked when you leave or sleep.
All rates, discounts, properties, descriptions, taxes & policies are subject to change without notice.
Each unit is individually owned. A particular Vacation Rental is reserved in your name, but is not guaranteed. We reserve the right to relocate you or refund your money due to unforeseen circumstances.
Guests assume all responsibilities for risks associated with travel, activities, cars, etc., including but
not limited to, accidents, illness, inclement weather, golf balls, drowning, traffic, and crime.
We do NOT manage any of the Condominium Complexes. We have NO control over closed facilities, complex improvements, and Pest Control. (END Pg 2 of 2-Guest Policies, Rvsd 1/06)
