Tastefully furnished two storey 5 bedroom villa is located in the peaceful Mediterranean style development of Highgrove, a gated community perfectly situated at the intersection of I-192 and I-27. Disney's main gate is a short 6 mile (10-15 minute) drive away and is close to many golf courses, shops, restaurants and supermarkets. In fact there is a Publix supemarket and a 24 hour Wal-mart superstore just a few of minutes away.
Our villa includes upgraded landscaping, stucco finish with recessed windows, tile roofs, fully-equipped laundry and kitchens, verticals, spacious pool and Jacuzzi, brick paved deck area, pool screen enclosure, upgraded furniture package and many more custom features.
LIVING ROOM
The spacious living room has a vaulted ceiling with ceiling fan, TV with digital satelite cable, DVD, Playstation 2 and access to the pool area via sliding patio door.
KITCHEN / DINING AREA
There is a lovely formal dining area in the fully equipped open plan kitchen that can accommodate 10.
Appliances included but not limited to full size stove with oven, dishwasher, microwave, refridgerator with freezer and ice maker, toaster, coffee maker, garbage disposal unit, dishes, utensils, pots & pans, cookware and and much more. There is a fully enclosed washing machine and dryer in this area. Iron / Ironing Board, Laundry Basket also provided.

This property has 3 full baths and 1 half bath.
POOL AREA
Outside there is a covered lanai with a ceiling fan which is ideal for outdoor dining. This leads onto the deck area and superb fully screened pool which can be heated at additional cost if desired (recommended between Nov. and Mar.). Our pool area is private where a table, chairs and sun loungers are provided. All doors to the pool area are fitted with child alarms.
Note: The jacuzzi is heated to the same temperature as the pool-it is not a hot tub.
GAME ROOM
The garage has bee converted to a game room it has a pool table, air hockey table, and ping pong.
ADDITIONAL AMMENITIES
All bath and hand towels plus linen are provided.

HIGH GROVE is a small gated community consiststing of about 164 villas all based on a Mediterranean theme the community is gated to provide extra security. High Grove is small enough to retain a private community atmosphere, yet big enough to offer the facilities you would expect from a first class resort.
Highgrove offers a clubhouse with a games room with billiards and foosball, pool, tennis, volleyball, kids park, lounge with HD TV and surround sound, internet room with free wireless access and fitness facilities. The clubhouse in High Grove is staffed and open 7am to 8pm, 7 days a week
LOCATED: Perfectly situated at the intersection of Highway 192 and Highway 27. There are numerous shops, supermarkets and restaurants within a mile and a brand new Super Wal-Mart within a quarter mile. There are also many golf and fishing venues within a few miles.
ATTRACTIONS: Just a short 6 mile drive, or 10 minutes away is Disney's Magic Kingdom Disney World, Animal Kingdom, Wide World of Sports, Sea World, Discovery Cove to swim with dolphins, Epcot, Universal Orlando and many water parks.

*3-7 night minimum stay required depending on season.
When reserving a home 30 days or less from the check-in date, there is a 3 night minimum for all dates and seasons.
Please add 12% tax to all rates. - All stays less than 6 nights will have a $90 cleaning fee.
Note: Until confirmed, rates are subject to change without notice.
Taxes:
Florida State Rental Tax is 12%.
This rate is added to the total rental rate.
Cleaning Fees:
An $90.00 cleaning fee is added to all stays that are 5 night or less, for stays 6 nights and longer the fee is waived.
Terms and Conditions
RESERVATION DEPOSIT
$200.00 non-refundable deposit is required on all reservations. This deposit will be applied to your balance.
Deposit is due within 14 days of making reservation.
A higher deposit may be required for stays exceeding 2 weeks.
CANCELLATIONS
Initial $200 deposit is non-refundable.
Cancellations more than 35 days prior to reservation date are 100% refundable less deposit. No refunds can be given less than 35 days prior to stay. This includes all reservations made within 35 days prior to check-in.
Check-in is 4 P.M. EST day-of-arrival
Check-out is 10 A.M. EST day-of-departure.
