| Rental Policies and Forms of Payment
|
Minimum Stay during Season is 7 days, Saturday to Saturday.
Deposit to confirm reservations is 50% of total weekly rental.
Refundable Security Deposit is $500
Cancellation fee of 15% up to sixty days before arrival.
Advance Deposit. 50% of the total rental payment amount is required in order to confirm reservation dates and rental rate. Full payment is due at least thirty (30) days prior to arrival. Reservations made within thirty (30) days of arrival require payment in full.
Security Deposit. A Damage Security Deposit is required for all rentals, $300.00 for non-pet rentals and $500.00 for renters with approved pets. The Security Damage deposit will be reimbursed within fourteen (14) days from the end of the rental period, provided there is no damage or theft to the rental property, and all policies and conditions of rental are followed. If repairs are required or other fees due as a result of a guests stay, the security deposit will be forfeited and additional charges may be due. It is further agreed that guest's liability is not limited to the loss of the security damage deposit.
PETS Allowed without PRIOR Approval. We know for many guests' pets are like children, for this reason, small pets are allowed with prior approval, and provided pet is housebroken and not prone to damaging property. A PET FEE of $125.00 per week for one pet ($200.00 per week for two pets maximum) in addition to the rental amount will be required if pet is approved, along with an increase in the Security Damage Deposit to $500.00 In addition to PET FEE, the repair or cleaning of any damage done by a guest's pet, such as chewing furniture, staining carpet, excess pet hair, etc. will be deducted from the security damage deposit. Additionally, the guest will be charged for carpet cleaning, odor removal, hair removal and flea spray if any evidence of a pet(s) is found in the rental home. We also require guests to pick up after their pet when he does his business, whether it is on "Easy Street" property or other areas, and dispose of in plastic bags. GUESTS WILL BE CHARGED A FEE OF $10.00 FOR EACH POOP REMOVAL.
SMOKING PROHIBITED. The security damage deposit will be forfeited and guests will incur an additional charge for carpet cleaning and deodorizing if ANY evidence of smoking is found inside the rental home. Smoking is allowed outside, but guests are asked to dispose of butts and other smoking materials properly. If cigarette butts are not disposed of properly and butts are found discarded on the premises, a Pickup Fee of $5.00 per Butt will be charged and the butts will be mailed back to the tenant to validate the fees.
Rental Payment. Rental payment is due in full, in advance thirty (30) days prior to arrival. Payment is preferred by credit card, but also may be made by personal check, traveler's check, cashier's check, or bank money order. If paid by check, and check is retuned NSF, a return check fee of $25.00 will be charged.
Maximum Number of Guests. The rental rates at "Easy Street" are based on an occupancy of six (6) people. Each additional guest above 6 guests, to a maximum of eight guests is $100 per person additional plus applicable taxes. Reservations made purposely understating the number of guests will results in forfeiture of full rental payment and security deposit. Children under 2 are not included in the guest count.
Family Rentals Only. "Easy Street' is designated as Family Friendly and will not be rented to vacationing students or young adults (under 25) unaccompanied by a responsible parent or guardian. A parent must be staying in the home at all times. Our rental home is monitored for violation of this policy. All violators will be evicted and all rental payments and security deposits will be forfeited. This policy includes reservations made by parents that do not check-in, and/or who leave overnight during the length of the stay. NO EXCEPTIONS!
Housekeeping. "Easy Street' is cleaned prior to each guest's arrival and after departure, and the cost is included in the rental rate for stays of at least four (4) days. Stays of three days or less will be charged a Cleaning fee of $25.00 per day. Guests will be responsible for cleaning after themselves during their stay and for leaving the home in good and orderly condition at checkout. If accommodations are left damaged or unusually messy (such as unwashed dishes, garbage left in the house or stains on the furniture or carpet), the security deposit will be forfeited and additional charges may apply. If the gas BBQ is used and not cleaned guests will be charged a $25.00 Cleaning fee.
Telephone Service. Free local calling is provided at "Easy Street". Incoming long distance calls are also free. However, In order to make outgoing long distance calls you must use a credit card, calling card or use an "800" number. An Answering Machine is also available for your family and friends to leave messages.
Private Pool. Each home on "Easy Street" has its own Private Pool and is to be used by registered guests only! If the Pool has a heater, it is only used upon request. THE RENTAL FEE DOES NOT INCLUDE THE COST OF HEATING THE POOL. If a guest would like the Pool heated (to a maximum of 82 degrees), there is a charge a fee of $35.00 per day to cover the cost of the propane. If a higher temperature is requested arrangements can be made for guest to pay for the propane directly to the gas company.
Linens/Towels/Supplies. Although linens are furnished, guests are asked to bring their own beach towels and beach blankets as linens are not to be removed from the home. Any lost or damaged linens will be deducted from the damage deposit. An initial supply of trash liners and toilet paper is provided. Extra items needed are the responsibility of the guests. |
